    Carson was a joint tenant. In property law, a joint tenant owns a share of a piece of property. A joint tenant has the right to sell all or part of their share of the property as they so choose. Here, Carson sold part of the property (the part that he owned) for $40k. As a joint tenant he had the right to do so, and did not have to notify the other tenants of his decision to sell.
