    (x+2) (x-6)

this is because when you cross multiplication of the given area, how you simplify x^2 will be x and x, for 12 it will be + 2 and - 6 = > (x+2) (x-6)

you can also use the quadratic formula, if you use the quadratic formula, turn the negative value into (x + number) and positive into (x - number)
