    Zoning is defined as the process by which a city, town, or municipality, partitions its land in order to organize its use and control the correct and proper development of it, according to the requirements of the locality and also the capacity of the land to be used. In this way, a municipality can control how different development projects are located and will grant permissions for said projects depending on how the zoning process has been carried out. Zoning can be divided into categories, five major ones to be exact, which are: residential, mixed residential and commercial, commercial, industrial and spatial. In this way, a good example of zoning would be the establishment of a purely residential area and a commercial area, so, a zone where an apartment complex will be developed and another where a mall may be established, relative to the are where the apartment complex will be.
